Located along the famous "Tunnel of Trees" this project is a model for environmentally sensitive development. Only four waterfront homes were built on almost one quarter mile of Lake Michigan frontage and three homes were constructed inland on over 100 acres. A permanent conservation easement was placed on the property to forever protect it in its natural state.

Sensitive Development

- The donation of a major conservation easement to the Little Traverse Conservancy, which permanently protected more than one quarter mile of frontage along M-119, a scenic heritage route also know as the “Tunnel of Trees.”
- The use of proceeds from a redevelopment project in downtown Harbor Springs to fund a conservation easement which permanently protected a 100-year old centennial farm from suburban sprawl.
- The planting of enough trees, or the protection of existing ones, to replace the amount of board feet of timber used in our building projects.
- The development of “Bay Street Cottages” in downtown Harbor Springs. This new urbanism styled project has received national acclaim as a model for environmentally-friendly, smart growth.
- Each year, a portion of our profits are returned to local and national environmental and conservation organizations.
